Are there any liens on the properties?
All the land sold by Land4Less.us, LLC has a free and clear title. We guarantee the land doesn’t have any liens or we will refund your money in full.
Do you own this land or sell it for other people?
We own every piece of land that we sell. You don’t have to worry about third party transactions.
Where does Land4less.us, LLC buy their properties?
We acquire property from many different sources including private parties, private investors, tax foreclosure and trusts.
How can you sell the property so inexpensive?
We save money in realtor fees, commissions and escrow fees and pass the savings onto you. We could charge more for our land but we would rather earn your business and keep you as a lifelong investor that offers us repeat business as well as positive word of mouth to your friends and family.
Can I build a home on the properties?
Most of the property for sale are buildable lots. You will however need to do your own research to verify if it is buildable and get the proper building permits from the county. You should always do your own due diligence on your land investment whether you buy from us or anyone else.
I want to make an offer on a specific property. What do I do now?
You can make an offer without commitment at any time. We will let you know if we will accept your offer or not within 24 hours. If we do accept your offer then you can decide if you want to continue with your investment at your accepted offer price. Click Here to make an offer.
Does Land4Less.us, LLC accept credit cards?
Yes. You can pay with a credit card through PayPal. We also accept Discover, American Express, Visa or MasterCard, personal checks, certified checks and money orders.
I am interested in owner financing. Do I have to get approved?
No, Land4Less.us, LLC offers owner financing without any credit checks or approval. Everyone is approved for our program guaranteed! We offer 5% down with 0% interest and payments as low as $129.00 per month. For more information on L4L’s finance program Contact us.
How much do I pay in closing costs?
The only closing costs you will pay for your investment with us is the one time flat charge of $175.00. This includes all recording fees, lawyer fees, postage etc. This is the ONLY closing cost you will pay from start to finish.
Do you sell worldwide?
Absolutely! Many of our clients are from outside the United States, in particular from Europe, Asia, and Australia. Many are in the US military overseas and we mail everything to them. The same monthly payments, closing costs, etc. apply as United States investors.
If I live outside the United States will I have to travel to the United States to close the transaction?
No. Our highly trained staff will make sure that the transactions are as smooth as possible. International clients do not have to leave their home country. We will get the Deed recorded in your name and mail everything to you.
Does Land4Less.us, LLC also buy land?
Yes L4L will also buy land if you have parcel that you have for sale. If you are looking to sell your land and have us handle all the details from start to finish L4L can help as all you will have to do is deposit the money. Once I purchase the property how does it get recorded in my name?
Land4Less.us, LLC prides itself in making this process very easy to the buyer. We do all the leg work and record the Deed into your name for you as well as pay all fees associated with the process. After you finish paying for your investment you will receive your land package which will include your maps, pictures, additional information about your property and notarized Deed. We even pay the postage if we have to have you sign anything (some counties require additional documents to record a deed) so you don’t have to pay anything. The County will mail the Deed directly back to you once it’s legally recorded in your name. IT’S THAT EASY!
